Required Documents for a Mortgage Application

1.	Loan Application*	Call us and we can complete this on the phone in 10 minutes.
2.	Credit Report	Complete this form and fax it to us, so we can pull your credit report.
3.	Earnings	Pay Stubs covering the last (30) thirty days or if your self-employed, YTD earnings summary. Need to show Debt to Income Ratio of 40% or 45% or 50%, depending on the program.
4.	History of Earnings	Past two (2)years W-2 statements or if self-employed, 1040's and all schedules.
5.	Reserves	Last two months banks statements (provide all pages). Can use 401K, IRA, or Mutual Fund Accounts) Need to have reserves of 2 to 6 months depending on program.
6.	Purchase Transactions	Copy of the Purchase and Sale Agreement.
7.	Home Insurance	Coverage declaration page, include agent's name and number.
8.	Good Faith Estimate*	AKA Mortgage Loan Disclosure Statement, provides estimate of closing costs, interest rate & payment terms.
9.	Required Disclosures*	ECOA, Borrower's Authorization, Mortgage Broker Fee, Disclosure, Fair Lending Notice, Right to Receive copy of Appraisal, Credit Score Information Disclosure, Privacy Disclosure
10.	Recent sale of a home or Refinance	Copy of the closing HUD-1 statement.
11.	Verification of Rent	If you are currently renting, provide either 12 months canceled rent checks or a Verification of Rent form by your landlord.
12.	Divorce Decree	If divorced a fully executed divorce decree.
13.	Not US Citizen	Provide us with information from your green card, or if you are NOT a permanent resident provide us with your H-1 or L-1 visa.
14.	Rental Property	Provide rental agreements and two years tax returns.
